Iron Hill West Chester Assets Sold Again

Dec. 24, 2025: John Barry, owner of 3 W. Gay Street, announced today that he has purchased the complete assets of the property’s last tenant, Iron Hill Brewery. The sale effectively transitions all of the West Chester restaurant’s remaining assets from former Famous Dave’s CEO, Jeff Crivello, who indicated his intent to purchase 10 Iron Hill locations last month, to Barry. 

The purchase includes the restaurant’s remaining furniture, infrastructure, kitchen and brewing supplies, beer, and liquor license.

With the assets in hand, John, a West Chester native, will begin his search for a new tenant.

“I’ve seen Iron Hill’s run from start to finish, and it was great,” he said. “I always enjoyed going to Iron Hill for good food, drinks, and friends.  I want to make sure we find the right tenant for the community who will have a similar run.”

Iron Hill abruptly closed all 16 locations on Sept. 25, 2025, leaving many communities, West Chester included, reeling from the announcement. 

“We are heartbroken to hear that all of Iron Hill Brewery’s locations are closing their doors. The West Chester location has been a cornerstone of our community for over 25 years, welcoming neighbors, friends, and visitors alike,” Downtown West Chester, PA shared on Facebook shortly after the announcement was made. 

While the loss of Iron Hill has left a significant gap in the downtown streetscape, this announcement marks the beginning of an exciting new chapter for a location that also famously housed the Woolworth department store. 

“I’m excited to start this search, and I welcome any input along the way,” said John.  “There is a lot of interest in the space already, and I have no doubt we’ll find something great.”
